Both Site #1 and #2 are zoned for Office Research Park (ORP). The sites are owned by multiple, individual land holders and would need to be assembled to provide the required acreage. There is proximity to utilities as the sites are located near Loma Linda University Medical Center. Labor andWage Rate Murrieta is locatedbetween tomajor universities, University California Riverside andCalifornia StateUniversity San Marcos, which assist in bringing a higher than county average education rate toour City. Nearly 30%of our residents have a bachelor degree or higher andour average family income ranges between $95,000and $105,000 per year. Ourmedian household income is higher than California and the overall County of Riverside as canbe seen in Figure 7. TheCity of Murrietawas formed as primarily a commuter hub to SanDiegoCounty and therefore, nearly
a quarter of our residents commute at least 1 hour towork (per data fromthe SouthernCalfornia Association of Governments) and half of all of theworkforce commutes out of the city for their job. The jobs inNorth SanDiego County job centers are primarily technology related advancedmanufacturing andwould account for a valuable opportunity for bothAmazonHQ2 in seeking qualified applicants and for the residents of Murrieta that wouldbe given an opportunity towork at home and avoid the travel to San Diego for high paying jobs.
The City of Murrieta is pleased to have the opportunity to respond to the RFI issued by Amazon for their HQ2 project. With proximity to the I-215 freeway and I-15 freeway, there is ample room in what the City calls our North Murrieta Technology Corridor. The City zoned this large region of undeveloped land as Office Research Park for the purpose of reserving this land to become a future job hub. In the last 6 years, twomajor anchors have come to this area. Loma Linda University opened 6 years ago with amedical campus featuring two 5 story building and Kaiser Permanente is currently constructing a first phase of what is an approved 825,000 square foot development. There are two potential sites, which would require assemblage that may be considered in whole or part to complete a project of this type. They are listed as Site #1 and Site #2. Site #1 consists of approximately 90 acres and Site #2 has nearly 200 acres of land, the exact sizes depend upon which attached parcels are included in the development. Figure 5 displays the land with the individual parcels labeled.
